New ideas stream in to transform Old River Lane into a vibrant new destination which puts the community’s needs at the forefront of the vision, creating something for Bishop’s Stortford to celebrate long into the future.
The Old River Lane scheme will breathe new life into an important town centre site and add to the vibrancy of the town as well as respecting its important heritage. Designed with strong community engagement, the proposed mixed-use scheme will deliver become an important natural extension to the town centre where people can live, work and play.
Planning is underway for Old River Lane as Cityheart works in partnership with East Herts District Council to deliver meaningful regeneration with the community at its heart. This high-quality, mixed-use masterplan provides 171 new affordable and built-to-rent homes, enhanced public spaces, retail and commercial spaces. A newly shaped place to help bring the community together and grow the local economy by creating long-term opportunities for businesses and employment.
A vision that builds on the town’s existing unique historic charm whilst supporting and adding value for its growing population.

Bishop’s Stortford is a historic market town whose story stretches back over 2,000 years, from its origins as a Roman settlement on the strategic crossing of the River Stort to its growth as a prosperous medieval market town serving the surrounding Hertfordshire and Essex countryside. The town flourished through coaching and river trade, later becoming closely associated with the Cecil family of Hatfield and gaining lasting cultural significance as the birthplace of poet John Taylor. Today, Bishop’s Stortford blends this rich heritage with modern appeal.
